Taubaté’s rental market experienced rising demand in recent months. I spoke with local housing sources who explained that many affluent Brazilians living in dense neighboring cities like Sao Paulo are craving more spacious properties and many have moved to condominiums in Taubaté. Since the start of the COVID-19 pandemic, rents increased for these types of properties, while availability decreased substantially. One source said that, prior to the pandemic, they would see around 10-12 new rental options become available in Taubaté per month and now they see closer to 1-2 options per month.
Housing Compounds
There are two main housing compounds in Taubaté.
- The first, and most expensive, is Taubaté Village, which features classic architectural styles and draws in an older crowd.
- The second is Green Park, which is comprised of more modern architecture and is popular with younger renters. No new housing developments have been added to the market recently, and sources do not expect new rentals to be added any time soon.
Our sources stressed that there are several other factors creating complications in the market at this time. The Brazilian government's inadequacy in addressing the COVID-19 health crisis has stunted the country’s economy. In Taubaté, this led to the ongoing closure of certain automotive plants and a significant reduction in jobs. Though sources predict it will take a while for the economy to recover, rents for expatriate-quality housing are expected to remain generally stable in the coming months.
